Calgary becomes top out-of-province destination for families leaving the GTA

More than 35,000 households left the Greater Toronto Area (GTA) over the past year, and new data shows a significant share of them are making Calgary their new home.

According to figures from Environics Analytics—based on household movement from the first quarter of last year to the first quarter of this year—about three per cent of those departing the GTA relocated to Calgary. That amounts to roughly 2,500 families, making Calgary the most popular destination outside Ontario for former GTA residents.

Experts say the search for affordability and more living space is pushing many younger individuals and growing families to leave the GTA’s high-cost housing market.

“Certainly the costly housing market in the GTA is going to be a driver,” said Rupen Seoni, chief client officer at Environics Analytics. “Part of it, though, is just going to be economic opportunities. People are going to have opportunities across the country that will move them to other places.”

Seoni notes that some of this movement reflects a secondary migration pattern—individuals who first settled in the GTA after immigrating to Canada and later moved on to cities such as Calgary, Edmonton, or Vancouver in search of better opportunities and affordability.
