Public hearing set for controversial Augusta Villas project in Springbank Hill

A public hearing is scheduled for Tuesday at city council regarding a proposed residential development in Springbank Hill that has sparked significant community opposition.

The project, known as Augusta Villas, would see a 35-unit luxury villa-style townhouse complex built on a vacant lot at 30 Elveden Dr. S.W.

Since land-use change signs were posted earlier this year, residents in the area have voiced concerns about increased density, building height, pedestrian safety and the overall look of the development. Opposition has grown steadily, with more than 900 people signing an online petition against the proposal. In addition, approximately 100 written submissions have been filed with the city ahead of the hearing.

The development was originally introduced in spring 2025 as a 56-unit townhouse project. However, following community pushback, the proposal was scaled back.

Under the revised plan, the development would include six single-detached bungalow homes, 12 semi-detached homes and 17 elevated townhomes. Each residence would feature a double-car garage, along with additional visitor parking on site.

City council is expected to hear from both supporters and opponents before making a decision on the land-use change.
