Calgary home sales dip in August by 9 %

The Calgary Real Estate Board (CREB) reports that home sales in the city fell by 8.8% in August compared to the same month last year, with 1,989 properties sold versus 2,182 in August 2024. Despite the drop, sales remain above long-term averages, indicating sustained demand.

New listings totaled 3,478 in August, down 1.7% year-over-year. However, the city’s housing inventory rose sharply—up 48.2% to 6,661 homes—shifting market dynamics and putting downward pressure on prices.

The benchmark price for residential properties fell 4.1% compared to last year, landing at $577,200 in August. CREB’s chief economist, Ann-Marie Lurie, noted that while prices have eased, they still reflect gains accumulated over recent years.

Price declines have been most pronounced in the row and apartment sectors, where inventory levels have grown the most. In contrast, detached and semi-detached homes have seen varied trends—ranging from slight increases in some communities to declines in areas where supply has grown significantly.

The board suggests that improving supply conditions are helping to rebalance Calgary’s housing market after a period of tight availability and rising prices.
