Calgary sees 20% surge in housing starts, driven by condo construction: CMHC

Calgary’s housing market is showing strong growth this year, with new data from the Canada Mortgage and Housing Corporation (CMHC) revealing 20,893 housing starts between January and September 2025 — a 20 per cent increase compared to the same period last year.

While the number of single-detached homes has remained steady, construction of multi-unit developments like condominiums surged 28 per cent, signaling a shift in the city’s housing landscape.

In September alone, Calgary recorded 2,261 new housing starts, up eight per cent from the same month in 2024. That total ranks Calgary third in the country, behind only Toronto (3,678) and Montreal (2,610).

Year-over-year data for September shows a four per cent decline in single-detached home starts but a 14 per cent jump in all other housing types.

CMHC economist Michael Mak says the latest numbers reflect a continued move toward higher-density living.

“Several years in Calgary have been oriented towards the rental market and rental housing,” Mak explained. “But this month stands out because the majority of units started are actually condo units.”

Mak added that the current building trends reflect decisions made months or even years ago, during a period when investor confidence was stronger than it is today.
